For SDA property owners

Specialist management for SDA property owners.

Owning an SDA property involves more than collecting rent or arranging repairs. The SDA provider has ongoing responsibilities for the dwelling, tenancy, participant onboarding, property compliance, maintenance, records and coordination with the people involved in the home.

Heartvale Living provides focused SDA management for owners who want clear communication, careful property oversight and an accountable provider relationship.

A more personal approach to SDA management

Heartvale is intentionally different from a high-volume property management model. We work with a carefully managed portfolio of SDA properties so owners have direct access to the people responsible for managing their home.

We want owners to know who is managing their property, what is happening from a property-management perspective, when inspections and compliance activities are due, how maintenance is progressing and how the property is performing.

Our aim isn’t to be the biggest SDA provider. It’s to manage the homes entrusted to us properly.

What Heartvale manages

Participant sourcing and vacancies

Where a property has a vacancy, Heartvale works to build and maintain referral relationships with participants, families, guardians, Support Coordinators and other professionals. Our aim is not simply to fill a room, but to consider the property, SDA requirements, existing household and the needs and preferences of the people involved.

Property oversight

Owners receive clear information about their property, including financial reporting, maintenance activity and scheduled property inspections. Owners may be invited to attend scheduled six-monthly visual property inspections if they wish.
